Just like a car needs an MOT to ensure it's safe for the road, your property’s electrical system needs an Electrical Installation Condition Report (EICR) to ensure it is safe for use. Over time, wiring degrades, connections loosen, and safety standards evolve. An EICR is a comprehensive "health check" that identifies hidden faults, fire risks, and shock hazards before they cause serious harm.

If you rent out a property, keeping your tenants safe is your top priority—and a strict legal requirement. Under UK law, private landlords must ensure their rental properties meet national electrical safety standards.

• The 5-Year Rule: You must have a qualified electrician carry out an EICR at least every 5 years, or at the start of a new tenancy.
• Compliance: You must provide a copy of the "Satisfactory" report to your tenants within 28 days of the inspection, and to the local authority if requested. Failing to comply can result in fines of up to £30,000.

EICRs aren't just for landlords. We highly recommend booking an inspection if:

• You are buying a new home: Don't get caught out by hidden rewiring costs. An EICR tells you exactly what state the electrics are in before you sign on the dotted line.
• Your home is over 10 years old: For owner-occupied homes, it is recommended to have the electrical system tested every 10 years.
• You've had severe water damage or suspect a fault: If you are experiencing frequent tripping or have old wiring, an EICR is the fastest way to diagnose the health of your system.

During an EICR, we meticulously test your fuse board (consumer unit), wiring, sockets, switches, and earthing arrangements. We will issue a detailed, multi-page report grading your system. If any faults are found, they are categorized using standard codes:

• C1 (Danger Present): Immediate action required to make the property safe.
• C2 (Potentially Dangerous): Urgent remedial work is required.
• C3 (Improvement Recommended): The system is safe, but upgrades would bring it in line with current modern standards.

(Note: A C1 or C2 fault results in an "Unsatisfactory" report, which must be repaired to achieve compliance).

Unfortunately, some companies use EICRs to invent faults and drum up expensive repair work. We don't operate that way.
